live alone for your own wellbeing. if you cant afford rent then find a cheaper place, keep it as clean and tidy as possible

Thank you!

$40k a year on rent? That'd absurd. You can find placed to live that are significantly cheaper.
spacecowboy 1y ago
Unfortunately its a HCOL area. Average for a 1bd condo.

depends on situation
first, are you parents cool, ok?
second, do you need to build up cash reserves?
spacecowboy 1y ago
They are cool. But I can't do anything fun at home. Hang out with friends, get laid, etc.
Cash reserve is decent in case of an emergency.
My most fearful reason is becoming complacent in life if I go back into an easy comfortable living situation at home.
Intrepid_Place53900 1y ago
If you have a cash reserve, and you can't have a lot of fun at home. Sounds like you need to get a place you can comfortably afford.
If you did move back home, it should only be for a specific goal and timeframe.

Thank you. I’m so grateful for this community

This decision is only on you.
Make a list of the pros and cons of both options.
Put everything you can think of on both lists.
Then do what the fuck you want (but seriously, the list will help).

Ah I really like this idea. The main pro is just having full control of my life and my own place (as a renter). The main con is I'm out about $40K after taxes which could be used for a lot of other pleasures in life.
Sighs.

I can make $2k/mo on a $40k margin trading account. That's $28k/yr. After a year it would be making $3k/mo just by reinvesting the profits. That's $36k. So basically after a couple years it would be making more than the rent you'd have to pay. This is why I tell people to just take their down payment money to buy a home and invest it in stocks and then use the profits for rent while their investment continues to grow.

I unfortunately don’t have the balls to trade. I just dca
You have a special talent there

Just go take the free classes on TDAmeritrade. There's no balls at all required to trade.

You your life choices are: be a loser or be an idiot.
Go out and build a better life, you seem to have reached a point where your options are just bad and worse.
Now, maybe you're in college for engieneering or maybe that 40k rent comes with 100k income... you were not clear. So just as a top level response.... both choices are horrid, create a different life with better choices.

$40,000/year is $3,333.33/month.

Were you and your girlfriend living together? Big mistake if so, IMO. The financial benefit isn’t worth it. I don’t want a woman’s life tied to mine unless I actually commit to it.
That being said, can you find a cheaper living situation? Maybe look up some listings that are looking for a roommate. A roommate will mostly give you space, too, though you’d be confined to your room for real privacy.
How old are you, too? The older you are, the more I’m in favor of advocating “suck it up and find a place to live”, because you’ll really begin to lose status if you’re living at home when older. I’m friends with high value men, where we are all top 10% earners in our 30’s. Absolutely none of us were living at home after the age of like 24. Even one who got dragged in the family courts by his evil witch of a baby mama.
