I'm moving soon and I am selecting a place. I recently read A Beginner's Bachelor Pad Guide. How to optimize your place for sex, which I think is a great post, and I think making optimizations like this can go a long way.
I'll be following those guidelines to set up a place once I get it, but let me ask a prerequisite question: What is the ideal location to live?
It seems at bare minimum you want to be within 10 min walking distance of a city center / plaza area. What else should I be looking for?
Getting some general advice on the topic would be appreciated. The only personal preference I have is that I generally don't like nightlife that much (or at least, I hate alcohol) and day game with approaches in public places works better for me.

Clean, comfortable, inviting. And chicks dig plants. Have a few of them. (Most are easy to take care of. Just stick your finger in the dirt daily. If it's dry, water it.) Chicks also dig tapestries. The main thing - keep the sitting arrangement in your living area where they'll have to sit right next you when they're hanging out. Only a love seat. Only a big chair. Only a futon. Don't have it to where she can sit away from you. It keeps her in 'rub on her' range.

Ideally: 2 minute walk from a cozy friendly bar. Very easy to "just grab my coat before we head off" and get her into your place.

You mean saying this at the bar with the intention that you mean to go somewhere else afterward so that she follows you home? And then you just stay at home with her?

He means have her meet you at your building and walk to the bar, but before you start walking go up to grab your coat. Then at the end of the night she’s already been to your place so why not again.

The thing that sounds the hardest about this to me is the arrangement. How do you convince a girl (presumably one that you've approached on the street and are now texting to set up a date) to meet at your place?

Ideally you have a place right above the bar, restaurant or cafe, a 2 minute walk won’t really cut it

Do you just say "meet me at my place and we'll head out to the bar"? I'd be surprised if she didn't respond with "why not just meet at the bar"?

You don't say "meet me at my place".......... you meet her outside the bad, then "hang on a sec, dropping my coat off", gentle push on the back, lead and wait for her to follow...... then lots of "won't be a second" and "it's safe to come in, we're heading straight out again".
It's not rocket science..... women are irrationally scared for their safety but easily led if they feel safe.

That does sound perfect, though only works of your place is literally ontop of the bar.
Theres a few cool places I found that are like half a block away from these, but I guess that isn't going to cut it huh

Open to some ideas but at this point it feels like I legit need to be ONTOP of the place.

@mattyanon Let me ask you a hypothetical question because this is having a pretty good influence on location choice, and although in my mind it sounds brilliant, I am trying to grasp how important it really is.
There are two methods:
Let's say you set up 100 dates using each of these methods. How many more of (2) come back to your place than (1)?

Very hard to tell, and it depends on a lot of factors including your looks and your skill.
Let's assume:
You get 100 first dates, and you say "right, my place, it's just around the corner"....... I'd guess maybe 20-30% success at getting her through the door.
You get 100 first dates, go to your place, immediately go out again...... and then you say "right, my place, check out that thing that you saw that was super interesting"....... I'd guess 50-60%.
These have to be just guesses though, it depends on so many factors. And it doesn't affect your decision because in both examples above your place is super close by.
Oh, another plan...... is to do "in between" drinks at your place....... so you go out, then you "get a drink at mine, I've got this awesome vodka you just have to try, and then we'll go out to XXX when it opens".

This is fucking genius. I need to come up with a non-alcoholic version of this (myself and the demographic I shoot for is generally not drinkers) -- but maybe I can think of something.

The overall goal is to get her in and out of your place so that it's easier to get her back there later, or in but with a false time constraint.
It's all about comfort and breaking down her barriers.

Makes sense. By the way, I accidentally just found something on my last date that worked and will seemly work most of the time: just buy something.
For example, we were at a tea shop and pressured into buying some tea leaves. Don't want to carry this around with us, let's drop it off at my place haha.

Bangkok, Jakarta, Phnom Penh, Hanoi, Taipei, Tokyo. Most Western countries are shit these days in terms of women. Sure you could find hotties in Vegas, Miami, LA, etc but they will mostly be ratchet hoes.

There are entire websites and youtube channels dedicated to each country. Just google "thailand expat". All I can add is that it's better to go to the dirty countries, which is most of SE Asia. Avoid the clean countries like Singapore. Too expensive.
